Construction is currently active on the homesites.
When will the homesites be available for sale, and will they be released in phases?
Yes, the homesites will be released in phases. Homesites will be available for purchase January 31st, 2025.
GENERAL NEIGHBORHOOD
Where is the entrance to Glen Kernan?
Glen Kernan has an East and West gated entrance. The East Gate is located off Kernan Blvd and the West Gate is located off Hodges Blvd.
How many homesites are there in Glen Kernan’s final phase and what is the average size?
Glen Kernan features 138 estate homesites which are approximately 90’ – 144’ wide and approximately 170’ – 300’ deep.
Do Glen Kernan residents have the ability to purchase access to Glen Kernan’s Club amenities?
Glen Kernan Club’s Sports-Social and Golf Memberships are currently available. Contact the Club’s Membership Director, Patty Beatty, for details on the Club’s offerings at pbeatty@glenkernan.com.
Does Glen Kernan have secured access?
Yes, Glen Kernan has two manned security gates.
Is there a neighborhood amenity or a centralized park area?
The Club’s amenity facilities provide an option for residents interested in recreational amenities within the community.
Is the neighborhood golf cart accessible?
Yes, the Glen Kernan neighborhood is both golf cart and electric-vehicle friendly.
What are the Homeowners Association Fees for Glen Kernan?
The Homeowners association fees are $5,800 a year, paid quarterly. That includes maintenance and operations of the Glen Kernan’s two entry gates, landscaping, and private roads. The fees are determined by the Glen Kernan HOA Board of Directors and are subject to change annually.
When will the neighborhood Architectural Review Board (ARB) Guidelines be released?
The Glen Kernan ARB Guidelines will be made available in February 2025.
What schools will Glen Kernan be zoned for?
Glen Kernan students are in the Duval County School District. Presently, Glen Kernan students will be zoned for Chet’s Creek Elementary (K-5), Kernan Middle School (6-8) and Atlantic Coast High (9-12). All school zonings are subject to change by the Duval County School District.

PRE-QUALIFICATION
Is pre-qualification required to submit a commitment letter?
Yes. All buyers that submit a commitment letter will be required to provide either a Pre-Approval letter from a reputable lender (for those financing their purchase) or a Funds Verification Letter (for those planning to pay cash).
What is a Pre-Approval Letter?
A Pre-Approval Letter is a letter from a reputable lender stating that you qualify for the necessary financing for the homesite and home. The letter must be written on the lender’s letterhead and include the contact information for the lender’s representative, your name, and the amount that you will be qualified to finance.
Buyers must be pre-approved for at least $2.5 million.
What is a Verification of Funds Letter?
A Verification of Funds Letter is a letter from a reputable bank, brokerage house or investment management firm stating your ability to pay cash for the homesite and home. The letter must be written on the institution’s letterhead and include the contact information of their representative, your name, and a verification that funds necessary to purchase the homesite and home are available. Buyers must receive funds verification for at least $2.5 million.
What banking institutions are experienced in providing Pre-Approval Letters and financing for custom homes?

HOMESITE SALES PROCESS
How do I submit a qualification letter for Glen Kernan?
Your Pre-Approval Letter or Verification of Funds Letter may be submitted at the time of offer. Submit Commitment Here.
Can I meet with a sales agent to answer questions and tour the homesites?
Yes, but the number of available appointments may be limited depending on the number of requests.
Am I required to meet with a sales representative to submit a commitment letter?
No. All prospective buyers that are pre-qualified may submit commitments to purchase a homesite without meeting with a sales agent.
Can I submit commitments on multiple homesites at one time?
Yes. If you submit commitments on multiple homesites, please rank each homesite in your order of preference.
Do I have to pay two deposits if I purchase two homesites together?
Yes. If buyers purchase more than one homesite, their deposit is per homesite. For example, if you buy 2 homesites the deposit is $50K.
Do I have to pay two HOA fees if I purchase two homesites?
Yes. If Buyers purchase more than one homesite, they pay HOA fees for every homesite purchased. For example, if you buy 2 homesites you pay 2 HOA fees.
HOMESITE CONTRACT TERMS
Will a deposit be required, and will it be refundable?
Yes, a deposit is required upon the signing of a contract for the purchase of a homesite in the amount of $25,000 for a homesite. The deposit is fully refundable during the “Inspection Period”, which will be forty-five (45) days after signing. After that time, the deposit will be non-refundable and will be credited at closing.

When will I be able to close on a purchase of a homesite?
Upon signing a contract, a forty-five (45) inspection period will begin. Closings will take place when the plat is recorded, roads are paved and development is substantially complete (anticipated Fall 2025). At that time, a "Notice to Close" will be issued and the closing will take place within 20 days.
Will I be able to purchase a homesite and re-sell it without building a home?
Buyers will be asked to represent that they intend to build a home on the homesite and that it is not being purchased as an investment. Accordingly, the deed of the homesite will prohibit selling the homesite for 24 months after closing unless the buyer has first commenced construction of a home on the homesite.
Can I assign my contract to another buyer?
No, agreements for the purchase of a homesite will not be assignable.
NEW HOME CONSTRUCTION
Will I have the opportunity to select my own builder?
Yes, but all builders must be approved by the Architectural Review Board. A list of pre-approved builders can be found HERE.
Will there be architectural requirements for my custom home?
The overall architectural vision for Glen Kernan has been established to create a community embodying a "timeless" quality. Such a vision will be realized through a variety of classical and regional architectural styles indicative of "Coastal Living", combined with authentic detailing and use of high-quality materials. The Glen Kernan ARB Guidelines will be available soon.
Is there a minimum or maximum size for the homes in Glen Kernan?
Homes must be a minimum of 3,200 square feet. (Different lot widths have different square footage minimums.)
Are the lots cleared or left natural?
Most homesites will be left natural, some lots may be cleared.
Is the neighborhood subject to Covenants and Restrictions?
Yes, covenants establish procedures for architectural approvals and construction, and general neighborhood restrictions. For example, fencing, screen enclosures and swimming pools are allowed so long as they comply with the Architectural Review Board standards, but the covenants also includes other provisions such as a prohibition on basketball courts, trampolines, and vehicles parking in the street overnight. There will also be a restriction on the ability to rent a home.
What building materials can be used for construction?
The Architectural Review Board allows for both concrete block and wood frame construction homes.
